Tranquility Bay is a beautiful resort in Marathon, Florida.   87 Key West style townhouses, condos and a few time shares are situated on a tropically landscaped property with sandy beach, two pools, putting green, fitness center, beach front tiki bar and a gourmet restaurant.  2 bedroom and 3 bedroom units are available.  24 units are located directly on the Gulf of Mexico, about 16 of them are right in the sand, the other 8 are situated on Dolphin Lagoon (no dolphins, just the name!)  The remaining units are located around one of the 2 pools or the putting green.  Each home offers a view of the Gulf of Mexico.

I’m the Tranquility Bay Expert! As of July 2021, I have sold 35 homes at Tranquility Bay! You need to call me if you want to sell or buy!

Units 1-52 and 75-87 are fee simple owned townhomes.  They are NOT condos.  However, the land they sit on is a condo, so the Association is referred to as a Condo Association, known as Pirates Cove II.  For these units, the owner is responsible for costs associated with the exterior maintenance of the unit. As of 2019, the building insurance is now included in the monthly fees.

The remaining units (53-74) are condos and are a Condo Association, known as Pirates Cove I.  The monthly fees include the building insurance and owners do not pay for exterior painting.

There is also a Master Homeowner’s Association that all owners are a member of,  which handles all the common areas. Contact me for a copy of the HOA/Condo documents and budgets.

Beachfront units

RENTALS:  All units must be rented through the resort.  Owners get up to 5 weeks of personal use per year.  You can also contact me and I can give you rental history on the units listed for sale.

OCCUPANCY:  4 people are permitted in a two bedroom unit, 6 people in a 3 bedroom unit.

INTERIORS:  All interiors are identical and are furnished exactly the same.  Owners are not able to decorate or furnish units to their own liking.  This is so that all guests have the same experience and know what to expect when they return for another stay.

FIRST RIGHT OF REFUSAL:  The developer has the first right of refusal on all contracts.  This means that he can buy the property from the seller at the price you negotiated.  Once we put a property under contract, we have to request a waiver of his first right of refusal before we can close.  Buyers will need to sign a rental management agreement before the waiver will be issued.

CLOSING COSTS: Please note that Buyers will pay a working capital contribution to the association at closing equivalent to two months of the association fee. Ask me for more details.
